Acquisition of an apartment building in downtown Washington, DC at foreclosure auction with a transaction value of $86 million.

Acquisition of suburban development project in Montgomery County, Maryland with a transaction value of $75 million.

Boutique hotel development project in Queen Anne’s County, Maryland with a transaction value in excess of $40 million involving a series of construction and development loans totaling $29 million.

Residential condominium portfolio acquisition with a transaction value in excess of $39 million.

Waterfront development project located in Annapolis, Maryland with a transaction value of $40 million involving a $20 million construction and development loan.

Acquisition and development of a residential subdivision project in Montgomery County, Maryland with a transaction value of $35 million.

Acquisition of a portfolio of apartment buildings in Virginia Beach, Virginia involving CMBS financing with a transaction size in excess of $7 million.

Acquisition of a portfolio of apartment buildings in Virginia Beach, Virginia involving CMBS financing with a transaction size in excess of $7 million.

Refinance of a landmark theatre building in Baltimore City, Maryland with a transaction value in excess of $4 Million.

Acquisition and development of a residential subdivision project in Montgomery County, Maryland with a transaction value of $35 million.

Represented a national railway carrier and a department of local government to quiet title to land to be utilized in a public-private partnership for the expansion of the railway in Prince George’s County, Maryland.

James (Jay) R. Walsh

President & CEO

Mr. Walsh is a Member and the President of Eagle Title, LLC. In addition to his duties as President, he directly oversees the Commercial Division and serves as the Managing Partner and Chairman of the Real Estate and Commercial Finance Practice Groups of Eagle Title’s affiliated law firm, Liff, Walsh & Simmons LLC. Mr. Walsh regularly represents real estate developers, owners, investors, builders, and financial institutions in a wide range of complex real estate and commercial transactions. Mr. Walsh has been recognized as a 2014, 2015 and 2016 Super Lawyers “Rising Star” in Real Estate.

Mr. Walsh graduated from the University of Maryland and subsequently obtained his Juris Doctor from the University of Baltimore School of Law. Mr. Walsh started his legal career during law school as a law clerk to the Honorable Marvin Mandel, and then joined Marvin Mandel, P.C. as an associate attorney after gaining admission to the Maryland Bar.

Mr. Walsh currently lives in Anne Arundel County with his family, and is an active supporter of many Annapolis based charities, including the Maryland Chapter of the Cystic Fibrosis Foundation, and the Building Traditions Society of the Anne Arundel Medical Center Foundation. He serves on the Board of Governors of the Annapolis Touchdown Club, and the Board of Directors of Warrior Events, an organization supporting and honoring veterans in the community.

About Thomas W. Simmons

Tom Simmons is a Vice President with Eagle Title, LLC and the director of the commercial division, overseeing the company’s commercial transactions. Prior to serving as the director of the commercial division, Tom served as title review counsel for both the residential and commercial divisions, having reviewed title on more than 2,000 transactions.

Thomas Simmons

Vice President

Tom Simmons is a Vice President with Eagle Title, LLC and the director of the commercial division, overseeing the company’s commercial transactions. Prior to serving as the director of the commercial division, Tom served as title review counsel for both the residential and commercial divisions, having reviewed title on more than 2,000 transactions. Tom is also a partner with Liff, Walsh & Simmons, LLC, the company’s affiliated law firm. Tom regularly represents clients in wide range of both residential and commercial real estate transactions including land acquisition, development, leasing, and disposition, as well as the financing of the same. Tom has also been qualified as an expert witness in title insurance related matters before the United States Bankruptcy Court. Tom prides himself on his relationship focused approach to the deal making process to ensure his client’s goals and priorities remain at the forefront of every transaction. His broad range of experience and practical approach to problem solving allows him to facilitate even most complex transactions. Tom has been recongnized by his peers both as a Super Lawyer “Rising Star” and as a “Leading Lawyer” in Anne Arundel County.

Tom graduated from the Severn School and subsequently obtained his undergraduate degree from Gettysburg College. Upon graduating from Gettysburg, Tom attended the Florida State University College of Law where he obtained his Juris Doctor. Tom began his career serving as a Judicial Law Clerk for the Honorable William C. Mulford, II, at the Circuit Court for Anne Arundel County, Maryland.

Tom currently resides in Anne Arundel County with his wife and children and is actively involved in his community. Mr. Simmons has served on the boards of a number of local organizations and currently serves on the Board of Directors for the Building Traditions Society for the Anne Arundel Medical Center Foundation.

Earl Wise, III

Counsel

With a career spanning more than 25 years, Earl has extensive experience in commercial real estate transactions. Past positions held in the field include working as a title abstractor, serving as the managing partner of a commercial title services company, and serving as counsel to a major title insurer. Earl applies this accumulation of real world knowledge to advise clients on a wide range of issues pertaining to title insurance, and closings. He has conducted closings for national law firms, national offices of title insurers, Fortune 500 companies, and major institutions.

Earl works closely with other members of the firm’s Real Estate Transactions Practice, handling pre-closing and post-closing matters in parallel with other aspects of clients’ deals. He is adept at handling recordation, transfer tax, and other legal issues with implications for closing, and he routinely interacts with court clerks in multiple jurisdictions to resolve closing-related matters before settlement. Earl serves as clients’ go-to resource for any actual and potential issues related to commercial settlements.

Earl is active in the local legal and real estate communities and recently began teaching courses for the Maryland Land Title Association (MLTA). He enjoys giving back and finds it both rewarding and informative to explore complex title-related issues from new perspectives.

Paul Skrickus

Counsel

Mr. Skrickus is an Assistant General Counsel at Eagle TItle, LLC. He is also an Associate Attorney at our affiliated law firm, Liff, Walsh & Simmons. He concentrates on handling commercial real estate transactions as an extension of his practice with the Commercial Real Estate group.

Mr. Skrickus is a graduate of Elon University with a degree in journalism, and a graduate of Campbell University’s Norman Adrian Wiggans School of Law in Raleigh, North Carolina.

Mr. Skrickus was a summer intern at the firm in 2012. After law school, he worked as law clerk for the Honorable Paul F. Harris Jr. at the Circuit Court for Anne Arundel County. He joined the firm in September 2014.

Mr. Skrickus is a member of the Maryland State Bar Association Young Lawyers Section and James C. Carwood, Jr., American Inns of Court.
